Riverside garden apartments
Was wondering if anyone lives in these apartments? It's virtually impossible to talk to anyone in the leasing office. Have tried for 2 weeks no answer no return phone calls and no one ever in the office. Any information would be great.
Victoria Village is building a wall on Mountain Ave. and making Riverside Garden pay for it.
I had an elderly friend who lived there. One day while in the living room, the entire tiled ceiling in the tub area fell down and shattered. If she had been in the bathroom, she'd have been killed. She had tile dust and splinters all over her apartment. Not only did they not send anyone to clean it, it was not repaired for months. It wasn't done until her son notified the Board of Health and the Housing Authority after giving Riverside many opportunities to make the necessary repairs.
Alexandria in Mansfield (but has a Hackettstown mailing address) or Greenview in Hackettstown.
Trust me, you don't want to live in Riverside.. Much better options in town! Do yourself a favor and skip this place
Thanks for all the advice. Dont understand the comment on Victoria gardens building a wall. Isn't that in Mansfield? Sorry not to familiar with the apartments around. I'm currently in a house and need to move to an apartment. Is green View gardens by mars?
riverside gardens has a very poor reputation unfortunately. I've lived here for 4 yrs now. A large amount of us moved here because we have dogs. Yes we have our undesirables as in section 8 and I've seen a few drug busts . Would I move here if it weren't for my dogs. Not a chance!! But we sacrifice a lot for the love of a pet and most apts done allow dogs so we are limited. I've never had any problems while living here and my section is very quiet at night. It really could be a nice complex if the owners cared but they are greedy and take section 8 which brings in trouble. If you call the office they will do nothing to fix a problem but the super is a decent guy and he has always fixed any problem I have had and there have been very few. I would say there are many nice apts in Hackettstown to choice from but if you have dogs it's riverside and Yorkshire only
The reason I was interested was because I do have a dog. Just wish I could get a hold of someone in the leasing office.
1(570)488-3288 rivers edge gardens/ DCP rentals. There are a lot vacant apts available. Good luck.

Those aren't the only places that allow dogs, though it depends on the weight of the dog. Greenview Gardens allows dogs in certain apartments and they're located on Arthur, Mitchell and Victoria. It's the complex next to Dunkin Donuts on Mt. Ave. Depending on how far away you wish to go, there are other complexes as well, such as Netcong Heights. You may wish to try rent.com for some of the others.
your correct Phil. I meant riverside and Yorkshire allow large breeds such as pit bulls. Green view has a weight limit of 30 or 40 pounds and a 1 dog limit. Riverside allows large breeds and no limit.
Victoria is behind DD in Hackettstown. It's not in Mansfield.
Alexandria, Yorkshire, Warren Village and Mansfield Village are in Mansfield.
I live in Mansfield Village. Hate to say, but there are alot of people here on section 8, and they are trouble makers.
My brother in law is on section 8 housing. He has been disable his whole life. He does not cause "trouble".
A dear friend, who worked his whole life in construction has become disable and qualifies for section 8 housing. He does not cause "trouble".
Another dear dear friend qualified for section 8 housing. I don't know her situation but I know she is a good, kind woman who does not cause "trouble".
My point is that it really is ignorant to say that those on section 8 housing are undesirables........I'm sure some are, but I'm sure there are "undesirables" who own their own homes! Making a statement about an entire group of people is just not right.........Sorry it's just one of my pet peeves and it rubs me the wrong way.....
Crime is directly correlated to the Housing Choice Voucher Program (section 8) but the inverse is true - more voucher use in areas that have seen increases in crime.
Here is a peer reviewed scholarly paper on the subject:
http://furmancenter.org/files/publications/American_Murder_Mystery_Revisited_32012.pdf
"voucher use in a neighborhood tends to increase in tracts that have seen increases in crime" Section 8 is a symptom not the cause. I propose some reasons for this:
Landlords willing to accept vouchers tend to be in low income areas (See Phillipsburg and Hackettstown etc.) thereby concentrating additional poverty in neighborhoods that are already struggling - why? Real estate investors/speculators can buy cheaply, do cosmetic repairs, get on the Section 8 approved list at “market rents,” and become absentee landlords, effectively flooding these areas with Section 8 tenants - as we have discussed previously on the homelessness thread - there is a waiting list for housing. If your property gets approved it will instantly be rented.
This drives down property values and encourages concentrations of Section 8 tenants in particular areas - ergo you don't see many in Long Valley or Tewksbury..
http://www.nhi.org/online/issues/127/section8.html
"Section 8 is “a catalyst in neighborhood deterioration and ghetto expansion"
“Left to its own devices, Section 8 will always seek out the softest housing markets … often in a transitional or poor neighborhood.”
So since the social justice club likes to pass laws - here is an idea.
1. If an tenant or dependent listed on a HAP lease is convicted of ANY crime; (Disorderly Persons or otherwise) - automatic denial of section 8 benefits. Background check required as part of the application process. If tenant is convicted during the term of a HAP lease, the landlord is notified of revocation and immediately gets a judgement of possession and a warrant of removal..
2. Persons convicted of ANY crime are NOT allowed on section 8 approved premises for any reason and will be considered to be guilty of criminal trespass. Tenants found to be allowing this (regardless if their relationship is through blood or affinity are dropped from the system - the landlord is notified of revocation and immediately gets a judgement of possession and a warrant of removal.
+1.000,000littlelu - so many bigots here - tell me - do people wear a badge or something to show how their rent is paid? If so I missed that lesson................
Don't let reality cloud your utopian beliefs - everyone is a bigot who thinks the system is broken. How about we move away from an agenda where everything is a crime forcing dependency on the state and the creation of ghettos.
Hackettstown is a low income area? News to me and I've been here a long time...
https://affordablehousingonline.com/housing-search/New-Jersey/Hackettstown
compared to the rest of the state yes - remember NJ is the #4 in the list of states with the highest cost of living.
http://blogs.marketwatch.com/capitolreport/2014/04/24/maybe-members-of-congress-do-need-a-raise-regional-price-data-suggest/
NJ has a median household income of $72222 in 2015
http://www.deptofnumbers.com/income/new-jersey/
http://www.city-data.com/city/Hackettstown-New-Jersey.html
Hackettstown has a median household income of $65,201 - the 90.28th percentile.
To refer to people as undesirables has nothing to do with arguing the system is broken. This yet again shows the gleeful intolerance and dehumanizing of people becoming more and more popular these days.
So concentrating the socioeconomic classes most likely to commit and be victims of crime is somehow deaireable
Can everyone on this forum just get back to the ORIGINAL question? The person started this post asking about apartments in this area, in particular Riverside gardens. If it is not a good place to live offer suggestions. Stop acting like you are Fox News and CNN political analysts. This happens all the time on this forum. Just like the Ruby Tuesday thread the other day. Just comment on the question being asked.
thank you enoughalready for some sense of reason....There is an apartment complex of 517 just pass MM that allows dogs and cats, depending on the size of the dog....You do have to pay extra for the dog.
My Sunday rant, I am so tired of the fear hate and bigotry and downright stupidity of some people. Bigotry and fear come from a lack of knowledge, compassion and soul....
Not at all Skippy.......but saying ALL section 8 folks are undesirables is wrong....kind of like saying All Skippy is peanut butter..........it's just not true. ;)
City chick has had enough but still puts her 2cents in anyway. Lol. I was simply trying to help someone with a apt rental/ dog issue. This forum has a lot of bored angry people on it. Stay on topic or create a new topic for discussion.
Mary Jane, my 2cents was in response to the bigoted comments on here...At least I answered the original question before I began my rant...One would wonder why you didn't give skippy the same advice LOL....You have a good evening Mary Jane...
I live in riverside.. blah. The maintenance guy sucks.. he had my boyfriends car towed the week before xmas regardless that he had a visitors parking sticker.. the leasing office doesn't care that he is out $ 150... even has receipt and police report. Funny I don't have a car and don't take up spots. Lots of dogs here including unleashed pits. In the warm months I have unattended kids setting up legos and toys in front of my door. It's not soooo bad. I just hide in my apartment and listen to the squirrels living in the roof aka my ceiling.
also live in riverside. i have complained about the pits and several neighbors play very loud music late at night...nothing happens with complaints. I've liked it here but it is starting to take a turn downhill.
The Housing Programs of Warren County are actually outsourced by the County to
“ independent company “
Warren County ranks next to last county provided with funding for “social service”; if not housing .... funds available at State & Federal levels .... point being: Warren County just doesn’t ask ... isn’t not wanted
then again what do I know
