The Village Green

Good Afternoon!
Does anyone have any current feedback on the village green apartments in Budd Lake? The reviews online seem horrible. However they seem like nice apartments?

I lived there from Sept 1987 to March 1989 and I had a good time. The units were decent then, but in the past 30 years, I would guess things have changed.

I lived there for 2 years 1996-1998 and the only issue I had was the nosy, old lady neighbor downstairs.

She kept complaining to the office that I was walking around upstairs at 5:30-6:30 in the morning. Uh, it's called getting up and getting ready to go to work. LOL

My understanding is that a corporate landlord took over Village Green about 3-4 years ago and jacked up rent costs. Tenants have to carry a crazy amount of liability insurance (?) to live there. Plus maintenance issues galore ! Renter beware....online reviews may tell REAL story. I knew folks that lived there for years and then moved when this corporate takeover occurred. The company is now based in Morristown...so they don't care....

Wow! So sad to hear that Village Green went downhill. I loved my years there back in 2000 until 2004. They would decorate the streetlights and my son loved driving around in the car looking at them. Even after we moved, we would still drive by until they stopped decorating them. We had great neighbors who we are still friends with today. They saw my son as a baby and now soon to be a high school graduate. Never had a problem. Maintenance always was taken care of. Really sad that things are so different now. It was a good place to start until we bought our own home.

The Village Green has gone downhill after Segal sold it off to this new company. As soon as they came in, they jacked up the rents, in addition, tenants now have to pay for heat and hot water. Under Segal, that was all included. Maintenance is horrible and there have been many reports of maintenance going into apartments without prior notice to do "work".

It used to be next to impossible to find an empty apartment, especially a 2 bedroom. They had an extensive waiting list. Now, there are quite a few vacant apartments. That should speak volumes as well about this new owner.

I too loved it there back in 93. Was only there for two years but it was lovely. There was usually a waiting list to get in. When I left after the start of the month, they rented it within a week and I got half a month’s rent refunded.

And yes, it was Segal management and they were great. I would trust the reviews you are seeing now. Too bad.


Calico- that is a funny story, the nerve of you to get ready for work and actually have to walk on your floors at the ungodly normal get up time of 5:30-6:30 am! haha

This post, as much as it may or may not help the original posters question is interesting if you lived there in the past. When I was there 30 years ago, it felt like something special, as others have said. The A&P grocery store was right out in front where the craft store was now, Dino's pizza(which had great pizza then- not so great the last time I was there a couple years ago), Village Liquors, which you could easily get some beverage to wash down that pizza with was right next door. Village Liquors also had about a 4 seat bar area, kind of like what Luigi's Pizza has in Belvidere on Rt. 46. You would always see the same tired faces there when you would pick up your beverage of choice.

The Golden Bowl for Chinese food on the cheap was great. Dunkin Donuts was there back then too.

The golf course there also had actual people on it playing on the weekends. I think it was only a few holes, but that added to the cache of being in someplace special.

I totally forgot that I was writing the rent check out monthly to Segal Realty, that does ring a bell. I am pretty sure the rent then was $585 per month for the one bedroom unit I had.

And, I will never forget the paper thin walls that apparently separated bedrooms. I got quite the audio book(long before they were popular) from the couple that was next door ;)

I lived there from 1973-1976. It was brand new and lovely and my rent was $190.00
a month. It was filed with newlyweds and young professionals. We had a great time!


They show prospects model apartments. Never, ever go by that. It’s the classic bait and switch for the industry. Don’t do it
